Q. How can I determine how much my property is worth in order to list it on the DHA program?
A. Contact a real estate agent to perform a comparable analysis of your property with other properties in the same census tract
Q. How can I determine what census tract my property is in?
A. Go to www.factfinder.census.gov. Type in your property address where indicated and your census tract number will be displayed.

Q. What if my property is destroyed?
A. You should notify DHA, in writing, of any damages done to your property by a DHA client, however, you will handle the damage claim the same as you would a non-DHA tenant. Use your lease agreement
to recover damages in court if the tenant is not willing to take care of damages on a voluntary basis.
Q. Will DHA pay through the end of the lease period if a DHA client breaks the lease agreement?
A. Under the tenant based voucher program, the voucher funds follow the client, not the property. Payment will cease upon notification from the client and/or the landlord that the client is no longer
occupying the property.
Q. Can I lease my 3-bedroom property to a 2-bedroom voucher holder?
A. It is recommended that you match voucher bedroom size to unit bedroom size to ensure that you are paid according to the value of your property
Q. Can I continue to live in my property until I get a renter?
A. The property must be vacant at the time of DHA's inspection. The utilities must be on, not in the potential tenant's name, at the time of inspection
Q. Why isn't the Request for Tenancy Approval (RFTA) packet on line?
A. The RFTA packet is not made available until a DHA client is ready to search for housing. The packets may vary depending on the client's status.
Q. Why can't the RFTA packet be faxed to DHA?
A. It has been DHA's experience that it is most advantageous for the Request for Tenancy Approval packets to be hand delivered to reduce confusion with lost or misplaced documents that may cause
delays in payment processing

Q. Who completes the Rent Reasonableness survey?
A. Once the property passes inspection, Landlord Services performs a Rent Reasonableness survey. To complete the survey, a random selection of "like" properties in the same census tract is used to
compare to the subject property. The location of the property, square footage, number of bedrooms, number of bathrooms, quality, unit type, age and amenities are taken into consideration for determining
the reasonable rent for a property.
