Benefits to Landlords

There are several benefits to landlords who participate in the HCV program.

Screening of tenants by DHA

DHA screens all tenants who apply for the Housing Choice Voucher program upon application and during annual re-examinations. Tenants are excluded from occupancy if they or a family member:

  • Have been convicted of manufacturing methamphetamine on public housing premises anywhere in the U.S.; or

  • Are required to register as a sex offender; or

  • Have been evicted within the past 10 years for drug-related criminal activity; or

  • Engages in the illegal use of controlled substances; or

  • Have been evicted of violent criminal activity; or

  • Commits any action that constitutes a threat to the health and safety of other residents or DHA staff.

Timely payments

DHA issues vouchers to residents every month for rent. Landlords receive those vouchers, ensuring timely rent payments.

Property value

DHAs Housing Quality Standards department inspects all apartments prior to rental. The inspections identify areas needing improvement, helping landlords to maintain property value. Free advertising of vacant units

DHA is one of many avenues landlords can use to advertise property. Landlords may use The Dallas Morning News or other publications, but alerting potential renters of vacancies via DHA is free. You also have the benefit of conveniently submitting the listing information online, by fax or mail. Click here to advertise on one of the vacancy lists.

Free landlord workshops

DHA offers free workshops several times a month that will help landlord participants understand the DHA Section 8 program guidelines. The training workshops are not mandatory, but are highly recommended. No reservations are required. Click here for landlord workshop information.

Limited paperwork

All leases and contracts are standardized and prepared by DHA and DHA completes the majority of the paperwork.
